Home Buyer Education Program

Our homebuyer education program consists of a minimum of 2 parts.  The first part is the education class for 7 hours.  The education class consists of the following sections:  Are you ready to buy a home, explaining the mortgage process, who the key role players and their responsibilities in the process, real estate terms and definitions, budgeting, credit, how to get pre-qualified, shopping for a home loan, down payment assistance programs, shopping  for a home, closing the deal, and what to do after you close. The second part is the one-on-one pre-purchase counseling which occurs at a later date. 

 

You will not receive a certificate of completion until you have completed both parts, supplied all documentation from the checklist and requested by the counselor, and have the ability to qualify for a mortgage loan.  Our certificate of completion is not valid for any of the Invest Atlanta Down Payment Assistance Programs.  

 

A continental breakfast with muffins, fruit, juice and water as well as a light lunch with turkey sandwiches, chips, cookies, and drink will be provided.  We unfortunately will not able to provide coffee as a beverage. 

 

For the second part, one on one pre-purchase counseling, the client will be given the following items at the end of the education class:  checklist of items to gather, intake form and disclosure statements, and a spending plan.  Once the documents have been gathered, the spending plan completed for the upcoming month, and intake form/disclosure statements completed, the client will contact the counselor to schedule an appointment to go over their individual readiness.  The counseling session(s) will consist of reviewing budget/spending plan, credit report, assets, goals the client has, down payment assistance programs the client pre-qualifies to potentially receive, and any further questions the client has that were not answered during the class.  We will develop an action plan tailored to the clients individual needs.  Once all requested documents have been supplied and the client’s credit profile is sufficient to qualify for an "A" paper mortgage (the lowest rate available in the mortgage market at that time), they will be issued a certificate of completion and supplied any referrals they need for this process (participating lender for program, real estate agent, home inspector/termite inspector, insurance agent, and real estate attorney - if desired).  Our certificate of completion works for all programs except the City of Atlanta’s Invest Atlanta Programs at this time.
